An investor data room behind one login

The situation

Al Farid Hospital was raising money for a hospital project in Qatar. The founder, Dr. Mamdouh Farid, had a business plan, a financial model and a set of supporting documents, and a list of investors to put them in front of, some of them outside Qatar. Until then that meant emailing PDFs and losing track of who had seen which version.

The constraint

Healthcare and money, together. Every document was confidential, the investors expected to be treated as seriously as the sums involved, and the founder wanted the room live before the next round of conversations, not after them. There was no existing site to extend and no in-house team to hand anything to.

What we built

Two things behind one address. A public landing page that tells the story of the project in the founder's words, so an investor who arrives cold understands what is being built and why. And behind a login, the data room: the plan, the figures, and the presentation, organised so that an investor finds what they came for in one click rather than a folder tree.

Documents are served only to a signed-in session.

How we handled the hard part

The hard part of a data room is not the documents. It is making sure nothing behind the login is ever served to someone without it, and doing that without slowing the site down for the people who should be there.

We check access before any page or file is served, rather than hiding content after it has loaded. A protected page that is requested without a valid session returns the login screen and nothing else. Access can be granted and withdrawn per investor without touching the site.

What changed

We did not measure a number, and we will not invent one. What changed is that the founder stopped sending attachments and started sending one link, and could see the room the way an investor sees it before any investor did.

What we would tell the next client

Put the story before the data room. An investor who lands on a login screen has been given nothing and asked for something. Give them the reason to log in first, on a page that reads like a person wrote it, and the room behind it does more work.
