Fill the empty units. Keep the good tenants.

Qatar rents far more than it sells, so we build for leasing first. Every agent here moves a number a landlord already tracks: days empty, tenants kept, rent collected.

A lead bot alone will not fill a unit.

Rents are falling and landlords are offering grace periods instead of cutting rent. What moves the number is not answering messages faster. It is re-letting a unit sooner, keeping a good tenant longer and catching a bounced cheque the same day.

Keep the tenant, then refill the unit.

Two agents work the same unit. One keeps the tenant you have. If they leave anyway, the other finds the next one from people who already asked.

  1. 90 days before expiry: checks in with the tenant and flags anyone likely to leave.
  2. 60 days: sends the renewal offer within your rules.
  3. If they leave: messages past enquirers who match the unit, refreshes the listing and books viewings.
  4. Every morning: tells you which units are empty and for how many days.

Example: The math, for a 200-unit landlord

Each month a unit sits empty costs about QR 8,200 in rent. Fill one empty unit a month faster and that is about QR 98,000 a year.

The rules that create the work

  • Leasing law, from 3 September 2026

    Law No. 8 of 2026

Lease registration is a flat QR 250, and disputes go to the committee before any court. Clean records win cases.

  • Brokers, since 2025

    Anti-money-laundering inspections

The Justice Ministry inspects broker offices for customer due diligence and record keeping.

  • Residency, 2026

    Property for residency

Units of QR 730,000 or more may qualify for residency, and QR 3.65 million or more for extra privileges, in freehold areas. The concierge explains the published rules. It does not give legal advice.

Questions

We already have a WhatsApp bot. Why this?

A bot answers questions. These agents fill units, renew tenants and collect rent. They are judged on those numbers, not on replies sent.

How many units do we need?

The leasing agents pay off fastest from about 50 units. Brokers selling freehold can start with the residency concierge alone.

Does the concierge give legal advice?

No. It explains the published residency and freehold rules, checks the area and books a call with your broker.

Can it handle Arabic-speaking tenants?

Yes. Every agent writes in Arabic and English, and native speakers test the replies before launch.

Tell us what is taking your time.

One call, thirty minutes. We answer within the hour, in either language.
